 Definately get out to some local meetups. Everyone will have an opinion on what you should do, but by talking to the locals that will help you formulate your own decision.  If you need help finding locals meetups PM me and I will let you know the ones I enjoy.

BTW - it's a bit surprising that someone living in PA is investing in NJ.  Most people that I spoke with are doing the opposite. ;) 

 I know right.  NJ has a lot of opportunity and I occasionally flip a deal in PA.  But building my portfolio in NJ for numerous reasons.   I like Ron also because he is licensed in Both States. :)

@Grant Miller - I don't know if this is an easy rehab :)  Looks like a big project to me.   Price seems way too high.

You do need to watch the taxes.  The can fluctuate greatly among similar properties in NJ.  At least from what I have noticed.  We have successfully lowered the taxes on a few properties.  It's worth an appeal once and a while.  

Someone mentioned Evictions...  Mercer County NJ is extremely fair.   I have been through the process a few time.  

If you are truly looking for cash flow consider Trenton.   The numbers are really nice IMHO.

I would Highly Recommend you talk to Ron Isgate.  His Website is http://www.isgatelaw.com/ I used him to set up my LLC as well as on a few deals that required an attorney.

I live in Lower bucks but invest primarily in Trenton NJ and Mercer County.  

Hopefully our paths will cross at an upcoming meetup.

Mercer county NJ is a great place to invest. Turnkey rentals with management are a great choice for.people in markets with no.cash flow. If you interested in long distance cash flow give me a call and I would be more than happy to answer any questions you may have about our market here.
