I think that Trenton is doing well right now!   I have been buying up properties and see a lot of money coming into the city.

assignment of contract is not illegal in NJ. I challenge you to show me where in NJ law it states that the assignment of contract is illegal.  In fact right in the state contract is says that the contract is assignable with the sellers permission.

I invest in Mercer County.   There are. Alot of nuances as far as who pays water etc.   Trenton is $115 per year landlord license.   Sale inspection is $200.  Mercer County down is usually handled by a title company.  Please feel free to.reach out to me with questions.  We buy and hold as well as manage, fix and flip in mercer county.

We are primarily in mercer county also.   Actually working a deal in Princeton right now :)  The meetup @Liz Faircloth mentioned is really good.   I am bummed I am going to miss it this month.   We deal mostly in Trenton NJ Actually.

I do deals all the time in Trenton, NJ.  We have purchased deals from craigslist.   The important thing is that you never give a deposit to someone you don't trust.  Give that deposit to the title company and let them hold it.   The scammers will just want a deposit in their personal name that you may never see again if the deal does not close.

40-50 years young is hard to find but not impossible.  I do a lot of business in mercer, let me know if there is anything I can do to help.
