Need more info to help ya!
How many Bandit signs are you putting out? How often?
How many letters are you mailing? how often?
What's your response rate on those efforts?

We get them occasionally. It's a lot harder financing vs cash. Cash wins more often than not.

Trust are great. But they can be problematic when it comes to refinancing your cash out for long term holds. Trust are easier in some states then others.

@James Green - I have been messing with podio a while now. Constantly making changes. The BIGGEST secret to success with podio in my opinion is the use of TASKS. Every Single Seller has a dated task associated with that seller. A new lead comes in and a task is put into place to immediately call them. Then there is a follow up tasks until contract or dead. Then once the contract is received there are tasks that follow it through offer app and whiteboard app. The tasks are VERY Automated with the use of GlobiFlow. Podio is Good. Podio plus Globiflow is exponentially better.
By setting up tasks in this way. One can run the entire business by clicking on the tasks button, and starting at the top and working the list from top to bottom.
Good Luck

@Karl Krentzel is an investing realtor in Tucson, and may be able to shed some light on the subject for you. For me... Knowing my market is rents, areas, and cash vs retail pricing.

@Watson Hilaire - I have been to Burlington, but like I said I prefer to flip the contracts over there. I live 10 mins from Trenton. Have my rentals in Trenton, and have been happy investing there. Mercer County Eviction Process if very fair and streamlined.
Have you gone through the eviction process in Burlington? How was it? I just assigned a deal in Burlington for cheap cheap (12k total purchase price) because I didn't want to deal with it.
Why do you prefer Burlington?

Are you buying to flip or for rentals? People successfully flip Trenton Houses. Numbers are smaller and thus the profits are also. Rentals cash flow great in Trenton. What are you looking to do? Did you pull the trigger yet?
