I like Trenton a little more because it is in mercer county. I have flipped a few contract in Burlington county, but keep my rentals in mercer. The rental market is real strong in Trenton. I am not as familiar with Burlington, but I know people like it.

Notes are a great avenue to invest in real estate, and have a lot of distinct Advantages.
Join us on 10/07 when David Putz (bio below), a local Central Jersey note investor talks about how he is actively doing deals.
Distressed Mortgage Notes is an ideal way to invest in real estate many investors are not aware of. With a deeper price discount and a lower entrance cost than traditional real estate investing, this investment strategy is attractive to both experienced real estate investors and beginners.
Traditional real estate investing typically requires large down payment, good credit and the struggle to find the property. REOs, Short Sales or Foreclosure all have strong competition, while distressed notes a way to get a property before the competition even knows about it.
For those who invest in rental properties you are well aware of the 3 T’s: Toilet, Tenants, and Turnovers. Investors involved in fix-n-flips deal with contractors, permits and structural headaches.
With distressed mortgages you become the BANK. By being the bank you are able to obtain a position on the distressed home before hits the MLS, Court House steps, or through methods such as postcards/letters/door hangers. It also allows the investor different types of investing strategies all at a lower purchase price. Investors can get cash flow through holding onto the note, similar to a rental property- without all the headaches that come with maintaining a rental. Investors can also get a solid return by receiving the balance of the mortgage note through the means of a foreclosure or homeowner selling the property. The investment possibilities with distressed mortgage are endless- come and learn how you can benefit from this type of real estate investing.
BIO:
David Putz is currently a managing member of JKP Holdings LLC. Dave Putz holds a bachelor's degree Psychology from Stockton University. His real estate training has been ongoing since 2005 after purchasing his first rental property. In 2010, he interned with a distressed note hedge fund and learned how to sort through large tapes of assets to determine the assets with greatest potential for return. The experience gained from both sectors of real estate provides him the ability to relate to many investors and show them the significant differences. David uses his knowledge of distressed mortgage notes to
educate and joint venture with both traditional real estate investors and note investors.

Got a cool Little Wholesale deal in Burlington NJ.
A one point this property was rented by the room, Then it was a two family. Now the city will only allow it to be a single family house.
BIG House. But it needs a nice cosmetic makeover. The downstairs bathroom needs to be converted back into a closet. :) The Upstairs kitchen needs to be converted back into a bedroom! Make the other cosmetic repairs and you have a serious CASH COW on your hands. On the HIGH END I would personally put 20k into the house. You could put less... You Could put more... depends on your style.
Looking at the numbers... If your all in for around 35k, you should be bringing in over $500 per month in positive cash flow after all expenses including property management.
So if you like cash flow this may be a deal you want to consider!
Call for details or showing. Jason or Steve 267-580-9017
