Hey David!

Depending on your goals the MLS may or may not work. I work with quite a few investors and some work exclusively on deals found on the MLS. These are SFR and multi's. Flippers and buy and hold. There are other options as well. As far as wholesalers, I am also in South Jersey and sadly I haven't found a good wholesaler either. I've subscribed to some of their e-mails, visited a handful of properties they post, but like you said I haven't been able to find something worth it yet.

@Ian Livaich in general a handful of towns in Gloucester County. I agree some multis in local areas are really high, and many over priced. As far as auctions, there are all varieties in the sense that some properties you can/can’t get through. Some have only agent access sometimes. Etc.

I'm still finding deals on the MLS. Also get acquainted with auction sites. You can friend other investors who may pass on deals that would work for you and can notify you. Realtors do get off market deals so hookin up with more than one may work - especially for a few different areas since no agent can be an expert in every area. SFR are easier to come by of course but I'm doing multis right now as well, many of which are 2% +

@Mike Parlante This sounds like a great time of learning. I'm curious, did you look into any of the MHP in South Jersey ... Williamstown? West Deptford/Paulsboro? Mullica Hill? ... Looking forward to hearing about your experience.

I second @Jonathan Herron - there are some great investment opportunities in South Jersey. I have a fair amount of investors that live in North Jersey or NY that choose to invest down here closer to Philly. Reach out if you need anything.

Both. Awesome town, popular Main Street, and right next to Rowan University, which expands by the second. I’m in Pitman 3-5x a week for their stores etc. I haven’t invested there yet but wouldn’t hesitate to.
