@Gina Jurlando that would only be the part near the water. I actually grew up in the New Springville/Willowbrook area. No raising or stilting there.

Also, Do you mean that the prices have gone down because of the raising etc.?

Hi all,

I am "new" to Philidelphia and recently got 2 offers on 2 condos in Southwest Phili. One is 5546 Chancellor st and the other is 716 S 56th st. One is refurbished and one not yet. Both bought off auction. Asking price is $55,000 and projected  rent is $800.

Does this make sense?? Are prices going up or down there. Does the rent make sense.? Phili is such a "block by block" city it so hard to tell without being there. @Paulette Midgette I have seen in the past you had a feel for this part of town. Anyone else that can way in would be appreciated.

Also did anyone have any dealing with a guy who's family name is Darmon?

I've been offered a number of investments in West Phili. Both Townhouses and land development. Just looking for more info on the topic i.e. comps, other opportunities in the greater Philly area.

What do you define "involved"? I am overseas so I am obviously limited. I am happy with a long term hold though flipping can also interest me. For a multi family I would be looking for a minimum of $200.

I definitely get the idea. - The question is what is the best way for me to get the feel of a neighborhood without actually being there.

I currently live overseas and would like to find a good market for buy and hold. Either SFR or MFR could be. I have experience in managing rentals up close but this one I would have to rely on a team.

Good cash flow is important.

Great website, thanks to BiggerPockets and all of you out there!!!

I'm just trying to educate myself and get a feel for REI. I was wondering about going on to sites like Zillow. What am I looking for? Many times there properties listed well below what they "Zestimate" the real value. Are there any pointers in regards for what and how I should be looking? I know it does not replace a good working knowledge of the area but I imagine knowing how to navigate such sites could be a useful tool.

Any advice??
