I think everyone has that deal on their desk. Been on market for sometime. I have kicked it around many times. I have the same concerns you listed. I’m in Kc. It’s 3 hours from me. That’s what’s keeping me from pulling the trigger. Just keep waiting for a deal like this closer. “Dreaming more than waiting.” Lol. I’m a hands on type of guy. It is however not too far from Joplin MO for people that prefer quieter living & are willing to drive for work. Sorry I’m no help on your decision but seen this thought I would comment.

If your lender won't loan to an LLC you can usually sign a quit claim deed at closing to your name then sign one back to your LLC nothing really changes. That's what I did to close the loan.

@reggiemaggard why would you want to do cash fir keys? I understand your shirt term gain because you get them out right away for same cost of eviction.
Here’s my issue with people doing that & should be yours too. There is no record for the next landlords to review in that situation & now they are stuck with the crappy resident because you didn’t evict. If everyone was doing that then we would all be in trouble because we would just be passing bad residents around to each other.
If your going to say you will give them a bad reference when the next landlord calls, don’t. They will get a friend to say they were the last landlord & you don’t exist.
You need to bite the bullet & evict them to save the next guy & that will likely save you down the road from getting other landlords crappy ones.

In MO you must give them a 5 day notice to pay or vacate before you can file an eviction. Google it to find the laws & proper wording for a notice. Or you can contact an attorney & they should be able to provide you with forms. Not sure how long it will take to get a court date. In Jackson county it’s typically 40-45 days from filing date, then they have a 10 day wait to appeal, then a writ is filed, then the sheriff is usually out within about 2 weeks. With courts shut down that timeline can definitely change. I have a case right now & we are doing it over the phone so we can move forward. Still doesn’t mean the writ will get served anytime soon.

If you are an llc you must hire an attorney in Mo. If the property is in your name you may represent yourself.
You can file an eviction anytime. Nothing about May 1st except the sheriff is not serving writs until at least then.

My 2 cents. Unless you have a 1 out of 100 residents & he has a good job & has had it for years you will never get a dime. All you will do is waste more of your cash. You will spend money in court, on garnishments, your time, etc. & if you do find his employment & get a garnishment his employer will have 6 weeks to start withholding it. He will quit & go get another job. Then you must locate his employment again & re-file. More time & money.
Cut your losses & move on.
