I can’t say about Kck but I just bought one at the tax sale this year & had occupants in Kcmo. All I did was fill out a simple form and the sherrif comes out about a week later. Free of charge. Kansas is usually easier than Missouri on stuff.

I think the above is in range to the high side. Not sure if you are from the area but Kcpl requires a 5 leg meter can. Be carefully when purchasing. Also if it’s all on one meter now do you know it is separated by unit on interior wiring? I would bet it’s not. You can only separate it if they are separated already. If not you will need to rewire inside. If you replace what’s considered 50% or more of the electrical you will be required to bring the entire system up to code as well. Gfci, gfci breakers. Sheetrock repairs Etc. that can get into some cash in that case.

I would advise you not to buy it. Not that I know anything about it but that is a Missouri zip code not a Kansas zip code. Might not be a smart move for you to buy in the wrong state.

You should do it the right way. File the deed with the county in their name with you as the lien holder. Not sure you can do it if you owe on it. Would be up to your lender I suppose.
They will carry insurance in their name but list you as the lein holder so you get paid if something happens. I would have them pay you the payment, taxes, & insurance so you can be sure it’s all paid and kept current.

Update. Property was just leased today for 700/month. taxes are 214.00 per year. Insurance cost me less than 600/year.

Completely remodeled. New roof, central heat & air, laminate flooring, doors, fresh paint inside & out, security doors, much much more. Stove, refrigerator, washer & dryer included. Great rental property. Currently marketed for rent @ 700. I can place a resident & manage the property if needed. I don’t know how to post pictures in here so here’s a link to the Craigslist ad.

My 2 cents. If you don’t they will leave. You will have 2 vacant units with bed bugs in them. Call someone else. 1k is reficulous. I can give you the number of a guy. I think he charges 300/unit. Coupon in thrifty nickle and its cheaper. Probably still cheaper for 2 units.

All you must do at Lowes to get 5% off of everything is get a charge account, so no 3-5% wouldn’t save anything. Also every week Lowes has been giving 10-15.00 off coupons of a purchase of 75-100.00 the following weekend plus I still get the 5% on top of it. I use 7-10 coupons a weekend.

you should really not listen to post on here without doing your own investigation. This is Kcmo inspection similar to independence. It amounts to nothing unless your a slumlord. If you are you should be **** down anyway. Small repairs will turn into big ones. Smarter & easier to fix them now than later.
I been through indep. Inspections with now problems.
