I'm looking for a collection company. I need one to collect judgements & bad debt. Would prefer them to be local to kc area but not a must.

Nope. You need to clean the furnace real good in the fall & the a/c real good in the spring. Change filters every 3 months.

Helps stop a lot of repair & replacement.

How would financing work on say 150 units. Purchase and rehab?

I'm a local investor in kc looking to pick up at least 50 more units this year in the metro area. Can you send them over? I'm very interested in large complexes if anyone has any deals out there. Condition is not an issue as long as price is right.

I'm an investor & PM in Kansas City mo area. My years of (wisdom lol) with Kcmo housing is dont. Not because of the residents but because of the failing housing system in Kcmo. I do not accept it from Kcmo. I will from independence, less summit or others. I have went 4 & 5 months before I received my first check. Somehow my attachments lost a page? Hmmm hard to lose a page.

Yes I place residents. All aspects of the management is what the management fee is for. I furnish all contracts, propertyware with owner portal, printing, notices, rent collection, renewals, pay bills, separate checking & deposit accounts for all owners, etc.

I manage property in the Kcmo area. I get 50/door flat fee. Larger complexes are negotiable. I get 25/hour for maintenance. 15/hour for a helper if one is needed. Bid make ready units & rehab projects.

Just cutious. Are you looking for folks to work for you/partners on each property or you looking for a management company to control them? Do you have some/any of these complexes identified or you have plans purchasing as they are available over an extended period of time?

They are likely selling them to make money. Was probably bought in 08-10 when you could buy stuff for nothing if you had cash. Selling now because financing & prices are at a high with all you out of state buyers. You know the old supply & demand thing. I would be interested in seeing the owner finance ad if you have it? Thanks.
