Mosby. Lol. Guess you have never been there? City hall, post office, police station. All the same place. I did have pictures but have since deleted them. Thought it was funny when I was there one time. I think the entire "town" is just a few blocks. If you buy 20 houses you will be mayor because you'll own the majority of the town. Only way you know it's there is a green sign that says Mosby and the cop that stalks the highway that bypasses the town. Just FYI on a small town.

Not sure that there is a rental market even there.

ps. Replacing a water heater would be about 400 for heater & parts, 150-200 labor in my estimation. Labor may change a bit if for some reason it's a difficult install. A thermocouple is about 14.00 2 hour charge for replacing so about 64.00 parts and labor by the time I remove the burner assembly and clean it.

I'm in Kc and an investor myself. I also manage property for others out of state. I charge a flat 50.00/unit. No lease up fee or additional charges unless repairs need to be made. On managed properties I charge 25/hour & 15/hour for a helper if it requires 2 people or if it's something he can do alone all you pay for is him.

I'm based in downtown Kc so not far from independence. You say the units are rehabbed and nice & in a good area? What size units are they? message me in private. I'd like to see the actual location to see the area for myself. Feel free to call or message me.

I am already invested in this are. Just closed last week on my 5th & 6th unit. I do most of my own work & save 10.000 or more per project by doing my own job. Call or connect with me and we can discuss. You gotta be careful where you invest here. A couple blocks will be a make or break difference. I'm looking for this very kind of deal. I'll be starting on this duplex Friday. Would love to talk and maybe you could come by for a look see and we could talk about numbers on this project. You won't believe what im gonna do for a small cost. Just cash flow will pay for itself in 2 years.

just thinking if that areas ok with you then just close your eyes and pick a spot on the map. Don't get a lot worse.  I invest in these areas. Ya need good local management for these areas.

Are you looking for an eviction attorney? Look at 

MP Law on ward parkway. Not positive of the address but  something like 8080 or 8400.

I used her month after month when I worked for the big guys.
