I completely agree.  This is why I invest out of state.  The numbers just don't make any sense here.

My entire company is based on out of state investing.  I live in New York and couldn't afford to invest at the time.  My money just went so much further compared to New York.  Fast forward 10 years and I am still sticking with the same formula.  

My best advice to you is to work with someone who has succeeded at doing this type of investing.  Best of luck!

I couldn't agree more.  In today's world, there is so much more accessibility to funding.  The "save and buy" method is a stale one in my opinion.  Any major company you can think of always uses some sort of leverage to grow.

Welcome to the BP community!

In addition to the great advice given here, try to talk to someone who has succeeded doing whatever it is you want to do.  You mentioned multiple different types of investments in your introduction which needs to be scaled down to one specific thing first.  Are you about passive income?  Are you about cash outs?  You just need to go through this site and educate yourself on the various types of investing and see which one fits best for you.

I wish it was that easy. Creating a system in place does not stop people from taking advantage and breaking the law; especially in areas where it's rundown. You mention that "I see with very low purchase prices the ROI can be really high". You are assuming that every single variable goes exactly as planned. If that doesn't even happen in C neighborhoods, you can imagine what happens in D.

I understand where your coming from but just keep in mind that there's a lot to consider.

I started by leveraging my credit.  I found that with this method, I could get it fairly quickly and be able to purchase my first deal.
