 @phil mcalister what do you mean by MOB?

 I am. I run the acquisition pipeline for my firm and head up the research, underwriting, financial modeling and valuation functions. We've been doing about $1 Billion in volume annually, about half to 2/3 multifamily and the rest storage and MOB. I'm involved in a handful of those deals, and working to build out a portfolio of small multifamily locally.

Summary of their charity - they go to these devastated areas and cook BBQ for those in need, first responders etc.

My issue is getting my agent to put the offers in and doing it without a deposit. She will tell me that they will not accept a low ball offer or won't accept without a deposit. I explained that they will counter and I don't need a deposit to put in an offer.  Then I just move on to the next property with the  same issue.  Now, to this date I haven't put any offers in on any of the properties I considered. 

@Matthew Baltzell My biggest problem I face right now as a REI investor is #1 finding the right deal to profit from, I am in MN and a lot of the homes are way over priced and the real estate agents here want to get the seller an offer closer to there asking price, which doesn't fit my profit formula. #2 finding a great real estate agent that is upfront and honest, I am trying to make an offer on a bank owned/fannie mae home and the real estate agent told me that it's too difficult to write an offer on that home, well that is what he could've told me instead of saying he gave a verbal offer to the listing agent and the won't accept, which is crazy. #3 it's hard to work without a 100k saved up, how can people do deals with no money, most real estate agents here want a proof of funds letter which is hard to get if you are not actually buying. Please make suggestions of what you would do?

Thanks for the replies! ADHD is something I wouldn't wish on my worst enemy, and it has ruined my mind a few times. The team I am getting together should be everything I need to stay focused.

Once I got the info out of my head and looked through this posts again I can say why I am so crazy. Too much success has blessed me. I have always been great at every career I had, I always advanced quickly and I was a leader that co-workers looked up to. What would it look like if everything you ever did was a success? You would do everything you can, right? After looking back this is my issue.

But my ADHD makes it hard to communicate with me. I can be one track minded or all over the place. The end result is alway a good outcome but it's not the first interaction. I need time to see everything from all angles and take input from everyone before I see the best results. I use the teams I work with to get to the root problem and solve it by using everyones ideas uniquely.  

I can't focus on one project at a time, I need multiple things going on. For example, I look at things like planning the drywall and setting up the electrical to make both projects go faster. Where to place the boxes so hanging sheets of drywall easier. I don't look for the lazy way out but how to make things more efficient. 

The flip was hard work which I don't mind. I listen to the podcasts which is where I was making the comparison between my investing and that of the big guys. They get to the point of not working so hard in the business but on the business. I was trying to rush things and that is not a good idea.

And no, Crystal City is right outside of Fort Myer, across the river from DC. 

Don't buy and try to sell weird houses - houses with 6 bedrooms and 1 bathroom, tiny one bedroom houses, houses with a bunch of cobbled together additions, etc.  These kinds of homes sit for a much longer time on market, and normally go for way less that what comparable sales would indicate.
