@Frank Agyeman-Duah agree with renenotiating the price to a level that you don't mind dealing with the tenant. If they don't agree to the new price then move on to the next deal.

I think you are reasonable. I would consider doing your first partnership with someone more experienced. Maybe take less of a percentage but give yourself a higher percentage chance of hitting a home run.

A website is like an island. No one is going to see it unless you build a bridge, some docks, maybe run a ferry, build a helicopter pad, etc etc. The site it just the start, you need to focus on how to get people there. Think SEO, PPC, Facebook etc

Personally I believe in running your portfolio like a business and also valuing your time. This means I pay for property manager. Its really your call though, there is no right or wrong answer.

@Marissa Turrubiates 10% is pretty standard. Most companies are commission only so that's pretty standard. I am about to hire my first acquisition manger but I am going to pay $2000 base and 10% of what you make above $2000. For me it's better to have a base and give some stability to your staff (obviously of you aren't making sales you will get fired). That being said if the company only does commission and you negotiate on base it can be viewed as a bad sign as you aren't picturing making revenue and are trying to cover the downside. Perhaps negotiate extra bonus on hitting higher milestones. This shows you are focused on performing.

Hey @Mindy Airhart, there is a decent number of active NOLA people on BP and I suspect a lot more who read but don't say much. I haven't done the NOREIA virtual events yet but pretty much always go to the live ones. I have done some of Northshore REIAs virtual events and they are good.

The obvious pros is being able to pick the best market instead of defaulting to your market. Cons are it is harder to find, buy and manage. But it does force you to delegate which is good. I bought houses in different states in Australia.
