I agree with @Cameron Whitehead on owner financed and I would add subject to deals. You idea to househack is a good one.

Yes. Biggerpockets doesn't have a lot of talk about wholesaling in general. Do you need help with something.

Local REIAs and meetups are a great place to meet people (when they are in person again). The local investor Facebook groups are also great. You can ask questions and meet active people there. Congratulations on getting started young, keep at it.

@Mike Anderson just he aware that it is a risky time to go commercial. Corona is hitting businesses hard. I am not saying not to do it, if you know what you are doing and are buying low then that could work. If you are inexperienced and just think commercial is better I would caution against making the move.

You can normally get this from wherever the court tickets are listed. This is generally online but don't know about your particular market.

@Jeff Pearson since dentistry is a hight paying profession it might be smart to make some initial moves while you still have the income. You should be able to have access to bank financing so perhaps use that borrowing power to house back a Duplex or 4 Plex. Repeat this process and as you become comfortable buying house and being a landlord then jump in full time.

I saw this on the news and agree you need to price this into your estimates of vacancy rates. It will be interesting to see if they keep this protest up or whether the city can clear a path for the proceedings.
