Lead Sherpa is a very good software and they promote it as compliment with the law. Do note Braden's post though as this is a grey area.

That is a solid plan @Ramon Morales. Focus on executing that and don't get distracted by any shiny objects and in 6 months you will have solid momentum and be ready to set some new goals.

I do facebook marketing and do have some success with it. If I were going to choose 1 channel that wouldn't be to the channel I would pick. It is generally higher in the funnel audience as they aren't there looking to sell your house. You will get some leads but it is more effective at building your brand. I think it works better as part of a marketing mix than your sole marketing channel.

I think the Bigger Pockets podcast is the best way to get your head in the game. Hearing the experts talk real estate with each other is a great way to get lots of different points of views and pick up the lingo and concepts. Getting to your local REIAs is also important so you can start to build connections with investors in your market.

    List source is generally the best place to get this. It's simple to use and you can select the number of doors along with other criteria. Good luck!

    The easiest lists to pull are absentee owners. You can get from listsource really easily and plenty of other places. I would recommend drilling down to absentee owners who live in a different state. These landlords are likely to have more motivation. A little harder to get are code violation lists, it will vary by county how to get those. Pre-foreclosures have strong lists but I wouldn't go there unless you are experienced as ethically you can't afford to mess those deals up.

    You definitely can @Cartus Aikens - I think it is important to note though that you aren't actually buying homes you are buying the tax debt. The home is just the security for the debt and if you aren't paid back with your interest you will be able to foreclose on the future (3 years in Louisiana or 18 months if blighted). This can be a good niche but you will need to go deep to learn about it.

    Lead Sherpa data is very accurate. They also give you extra data like a golden address which is a fresher address than what you have.

    Lead Sherpa is a quality program, but its not cheap. They believe they are compliant but think you should read what @Braden Smith wrote and be aware. I used it and found it very effective. I don't know how long it can last though as it is the sort of channel that once to many people start doing the whole channel will become ineffective. You can already see the carriers working harder to filter out these type of messages. You might be able to milk the channel why you can but I wouldn't rely on it as a long term strategy.
