If you knew how many situations we've had to fix from there. They have put clients RE into s-corps which is flat out malpractice. I know @Chelsea Monkhas seen her share of issues as has @Natalie Kolodij

You truly should not DIY a Cost Seg(nor do I recommend the one mentioned) Use an engineer with experience in this field.
Yes, it CAN be worth it depending upon location and land allocation.
Typically you will see a 20-25% acceleration of depreciation from your acquisition price.
For a small project like yours you could use a system like the KBKG Residential Cost Segregation tool. The average firm will be between 1250 and 2500 on average for a statistical study on yours. Keep in mind, you'll get what you pay for and data is only as good as what goes into it.
