Great info. Thanks everyone. From what I got from the info I was getting regarding land co tracts , the main benefit is if you are offering terms to the buyer. If the buyer defaults you can evict them as if they were a tenant instead of going through a longer foreclosure situation.

Good afternoon. I wanted to know if anyone has used land contracts to sell properties. And if Pennsylvania allows the use of land contracts. I was looking at a gentleman name Ron Legrand on YouTube and he seems to swear by them.

What would be a reason to use hard money for a purchase when you know the property would not appraise enough to pull all your investment out

No I haven't been there in person. My roofer has family that just moved there. There always seems to be a catch with low home prices in an area. I was just wondering if anyone in here has successfully or unsuccessfully invested there.
