Just for some added info. I plan to keep the property as a rental long term. And the water heaters are in an unfinished basement that if something were to happen it won't affect the tenants. I did think about adding 2 additional water meters but  Harrisburg pa said it was not possible.

Never in my wildest dreams I thought there would be so many opinions on this subject. And paul you brought up another subject that was on my mind. I was gonna mention this in another topic post but since you brought it up. The subject of metering each unit. As I said I have one water meter entering the house from street. I read that it is possible to install a meter for each unit. How would that work as far as billing each tenant.   How much is the cost associated with this.

@Austin Largusa. How did you learn to do these creative financing strategies? I’ve watched some videos on them but still can’t get my head wrapped around it. How do you find those sellers?

Wow. Now it's getting interesting. Greg is making very good points.   Thanks for your input. So the debate continues. I guess it's a matter of preference as much as it is dollars and cents

Thanks scott. I saw a video on YouTube of a investor that put them in all his rental properties because he says the efficiency justifies the cost

Thanks guys. I was trying to get the least amount of money coming out my pocket towards the water bill. You know tenants will abuse water when they not paying for it.

Good evening bp family.  I would like to get opinions on hot water heaters vs tankless heaters. We have a 3 unit building with 3 separate water heaters for each unit. There is only 1 meter for the house so we have to pay for water. 1 of the heaters need to be replaced.  Some say I should replace it with a tankless system because of the energy efficiency.  Others say to put a regular hot water heater in to keep the replacement cost down. What are your thoughts?
