So when I have a tenant with pets I put something in the lease stating how much extra it is per pet and I have the right to veto new pets. That way they don't change from having a "small well behaved dog" to 3 big dogs, 5 cats, and a lizard. If the terms of your lease include the cost per pet then I would lower it when the pet dies. What exactly does the lease say?

The first one is pretty scary. Tell me the details, is it a flip, rental, house hack? Where is it? What are your monthly costs vs income? What are you good in this deal, or what do you want to be good at?

There seems to be some interest. Let's do a little poll.

1. I would rather do an evening, lunch time, or Saturday meetup?

2. I won't come without a speaker or I'm mainly there for the networking?

3. I wouldn't mind a neutral place like a restaurant or I'd prefer somewhere more formal? (Jeremy Maughan or I would be happy to host at our respective offices. Alternatively we could rent out a meeting place at a hotel or the like but I think most of us would rather spend money on food and a place to meet instead of just on a place to meet.)

You can use an agent. Call up several until you find one laid back enough to not feel pressured by them or straight out tell them you don't want any pressure from them. Or go to open houses, time it so you go in just a second after someone else does. Or go to for sale by owners.
