you did 20 flips in SB last year?  How did you find 20 homeowners to sell their homes at a discount in a seller's market?  Or are you flipping just for the commission from buying/selling, and not actually looking to profit on the flip itself?

Yes technically also Goleta and Santa Ynez, that's what everyone wants to know. No profit from the flip is the main objective, commissions are just a bonus. We might start getting into flipping apartment complexes since I always have off-market commercial deals I'm trying to broker. I'm having an open house tomorrow in the afternoon in Goleta at one of our flips if you want to stop by just message me for the address and time. If you are interested in commercial I most likely will be getting a pocket listing on a 15 unit apartment in SB on Monday.

I am trying to get my head around the logistics rather than just focus on the mileage.

It depends on how often your traveling and what level of convenience you want. We have an airport here in Santa Barbara I don't think it has any flights directly to London, so you'll end up having a stop at some international airport. Alternatively, you could drive to LAX directly.

So I'm working on making a Robo-Advisor for real estate investing. My idea on a high level would be similar to betterment or wealthfront, but instead of investing in general stock portfolios. The model portfolios would instead be highly concentrated in real estate, mainly consisting of public's REIT's and real estate etfs. I'm considering going one of two routes. Having the investors put in there investment criteria and goals and then having them assigned one of the model portfolios. Should I make the portfolios all diversified between the different sub sectors such as office, retail, industrial, hotels etc. and have the differences between the portfolios be how aggressive they are or should I give the investors the freedom to choose how much they want to allocate to each sub sector. Any opinions would be greatly appreciated.

@Jade Vaughn congrats on closing your first deal. It depends if you believe you can do both. If you think you can definitely get licensed and start networking now. If not finish getting your degree, real estate will always be here.
