I've actually studied the Cocoa Beach market extensively for short-term rental. Between space shuttle launches, Cruise ships, music events, and being the closest beach to Orlando it is a great choice. There are only a handful of condos that allow short-term rental and they're very difficult to acquire. People in the buildings usually buy them before they even go listed. Single-family houses on the other hand a lot of people don't realize can be short-term rental so they're a little easier to acquire. Houses with a pool and canal access can make over $10,000 a month based on season. There is a specific map that shows where you're allowed and not allowed to run a short-term rental business in the Cocoa Beach area. Ps, I just saw a gutted house canal front house without a pool in a perfect location and it's the cheapest I've seen in a long time. 499k

So if you're gross take was $16,892.73 and your take home pay was $11, 000. With three employees does that mean you're only paying them $2,000 a piece? Are these virtual employees in another country? Do you have any boots on the ground like a handyman or someone to do inventory and quality control checks?

I'm confused, Windsor hills doesn't have any multi-family properties. Was this a duplex near Windsor hills?

so many variables but I can't really answer that question. I've seen cash on cash return anywhere from 5% to 20%. But it really depends on your plans with the property in your budget.

Daytona has very strict rules. There's only a handful of single family properties that will qualify and they're basically all on the main strip or flanking the convention center. Usually run down and chopped up into multiple homes. My recommendation if you're looking for the Daytona Beach area is stick with the condo hotels. They're zoned for it, the HOAs are designed for it, and their beachfront. If you want Daytona that's the market to aim at. There is banter by the mayor that he will open up another section of the beachfront at short-term rental but that has not taken place yet and no promise it will.

Hey, I have short-term rentals in the Kissimmee area and I'm not in for other people. What would you like to know? I think it's a great market as 112 million people came here last year. There's a lot of competition but as long as yours looks great and is marketed well and will succeed.

I typically use data rabbu to get my rental comparables. It's a free program and is pretty easy to use. I have a great property manager in the area. If you'd like their info please private message me.
