I typically see larger properties outperform smaller ones. There's less supply of them therefore there is a higher demand. Most properties will do well in champions gate so you really can't make a bad decision. As long as the property has beautiful upgrades and decor it will rent well. Let me know if you have any more detailed questions and I'd be happy to answer them.

Florida is a great spot for str, bit be careful.st Pete and Tampa have restrictions. Look for unincorporated Pinellas county. It's not restricted there. I also like Indian rocks Beach.
Jacksonville to St. Augustine have less restrictions so it makes for a good choice. I also like Orlando Disney area as 80 million people visit a year.

Are you able to get increased lease rates compared to a traditional residential property on an assisted living home? If it rented for $2,000 a month for a residential tenant would you rent an assisted living house out for $4,000 a month? What increases can you put over the traditional home? I think this could be a great market as a landlord or as a owner operator and I'd love to learn more about it

As others have said, I still see a lot of opportunity to buy in the Kissimmee market. For the rates as low as they are even his prices creep up people are able to catch flow. Typically international travelers stay in short term rentals in the Kissimmee market, or at least they have historically. Covid is introduced these homes to the American market. They're doing great right now without the international market booking, so as soon as that market is allowed to book again, bookings and daily rates should increase significantly.
I've been selling short-term rental for nearly 20 years and I truly believe this might be the best opportunity to purchase.

It may be overpriced for the cost of the home, but you're buying a business, if it cash flows and you see upside potential it is not overpriced.
