If you move out you would have to do a long term rental in at least half the unit. The renter would have to sign an affidavit saying they are running the short term rental, they would then have to apply for the property permits.

What property is it? I'm not s big fan of condohotel as you typically can't self manage. You also can't make them original with furniture and decor. No way to set yourself apart.i feel that's how you get the best rental return.

Daily rentals are allowed in Indian rocks Beach. One of the few places that's regulations allow it. Good choice. If you need any more information feel free to private message me.

Can anyone share where I can get a map showing zoning of what's allowed and where? I just started shopping in the area and I didn't know about the new regulations.

I think you will have trouble getting the BRRR model to work with values. You can get some cash back but you will end up leaving some money in the deal. I also don't see enough skin on the bone for a flip. I think adding extra living space to increase the cash flow is your best play.

House 100%. The thing that differentiates an Airbnb from a hotel is you're not on top of your neighbors. In the age of covid I think that's an extremely important factor.
now if all you can afford is a condo it's still worth moving forward as better to be in the game than on the sidelines. But if you can obtain a single family house I feel they have better appreciation, last thing to drop in value during a depression and a higher demand for Airbnb guests due to privacy. Not to mention you can make more money on them so it's less work in the long run. I have a quad Plex with four units that I make less money for my nice single family house and it's four times the work
