So you're saying that you have found a way to side step probate? I'd check the facts, or your understanding of the facts. I wish I knew a way to side step probate.

I don't think that this thread took the direction the OP @Mark Brogan intended it to go. If I'm understanding the original post, Mark has already answered the objection from the seller and isn't looking for advice on what to say. He was hoping we all would share what our answer to the objection would be, then he was going to share what he actually said. Some have followed this and produced great answers. Now I'm curious what Marks answer was, please.

$6,000 for a 3 bed 1 bath in California. Agree with @Account Closed about Cakifornia cheap properties. I just bought a 3 bed 2 bath house with a fellow BP member for $32,000.

I think it sounds like you know just enough to get yourself in lots of trouble. I'm not familiar with MD laws, so I better let the locals chime in about specifics. But your plan sounds like a sure way not to get marketable clear title.
Quit claim is bad idea. In California I would want a grant deed. Not sure what equivalent is for you.
If the property is probate, who is going to put it into a trust? Do you have any details on if private has been opened? What are the powers? Who is the PR?
I really don't like the idea of saving a few dollars and not paying a title company to make sure you get proper payoff and clear title.

@Devan Mcclish it's obvious you aren't familiar with Rick The Probate Guy. This is an individual that is frequently called by attorneys who ask Rick for advice on a case. He charges big bucks, and offered to you for free. I dream of getting the offer to contact him for free advice... Just saying...

Just to be clear on the facts, the probate court has ordered it to be auctioned? Or is there a loan in foreclosure that is going to trustee sale auction?

Which is why I suggested the debt play. Become one of the creditors and control the estate through the back door.
