What are the numbers on this house?

Did you say short sale? What would the heirs benefit be in paying for probate if they are to receive nothing?  What is your plan to monetize the situation?

Most agents want to work both sides of the deal to increase their commission. They will do some pre-marketing off the mls to see if they can draw their own buyer. Principal sellers may also do this to avoid paying agent commissions. Keep in mind on a $400,000 house, agent commissions are around $24,000. 

You need 200 brick bungalows by the end of May?

99% of deals I'm brought by a wholesaler have over exaggerated the ARV, under exaggerated the rehab, and not mentioned any of the issues they are aware of.
