@John D. You caught that it was a joke, right?

I personally don't like any growing in my rentals because of the water, heat, humidity are all negatives to a healthy house. Most of the pot houses I've bought over the years had messed up heating systems, mold, and water damage. 

@Aaron Mazzrillo I'm assuming you just passed on this tenant?

@Peter Baldwin I would love to hear what Bill would say as well! He's great.

You're doing fine. I've rehabbed over 100 houses and still blow my budget now and then. This experience will make you better and stronger. Don't let it keep you awake at night.  Worst case scenario, you need to refi your money out and keep as a rental. You'll be glad 10 years from now!

like @Wayne Brooks said, you can do a lot of due diligence prior to auction. If empty use your wholesale buyers key (see pic). If occupied, get a tour from the occupants.

Live where you want, invest where you need. I am on the extreme edge of this. I live 3 hours from my farm. I have a number of colleague who also live hours from their farm and keep a small rental to stay a few nights a week to handle business.

@Debra Leeson There are a number of very skilled investors who beg @Rick H. to be in his presence for the hope of absorbing 1% of his knowledge and experience. though he can be a prickly pear sometimes, he is mellowing with age, and his advice and knowledge are sorely needed on this site. Learn from him while he is still willing to share. My 2 cents

Is this a property that has already been through forelclosure and is now a bank owned? Or is this a property IN forclosure that you are hoping to buy from the owner before it forecloses?

@Richard Vang Do you have any other properties available?  I'd like to rent everything you have ASAP.  I'll do a master lease for 7 years and pay you the market rent you are asking. Why would I do this?

super weird. Be prepared for a long list of repair demands and threat of court if they are not done.
