@Jason Baker can you provide me with Dawn Calache contact details? I have clients in FL that are always looking for great attorney. Does she also handle entity structuring?

I am also seeking a CPA who specializes in the complex world of real estate investors. I do have a recommendation for an attorney, she has done every transaction I've been a part of in Florida. She is a lender and has in house title company as well. I use her for loans, deeds, title work, closings, etc. Her name is Dawn Calache she is located in Port Orange and she's awesome! I would be careful with claiming expenses on repairs for things that happened while it was your primary residence. If the damage was storm related homeowners insurance might be an option? I know insurance doesn't always cover what we need these days.

Quote from @Edwin Castellanos:
I'm a real estate agent and investor looking to do fix and flips now, I own multiple rentals already but not enough capital for fix & flips. Opportunities keep popping up and it kills me not being able to make offers, I have family members in the contractor business that can save us thousands on rehab cost. I'm interested in partnering with someone in central Florida and a north towards DeLand and Daytona Beach.
If anyone interested follow me and PM
Hey Edwin, I'm also a licensed agent and investor looking to do the same thing. I have one of my rentals for sale and will have the capital needed to buy and rehab properties. I live in De Leon Springs and looking to invest in the same areas. We should sit down and talk.

I'm an investor with an active Florida Real Estate license. I'm seeking recommendations or information about a no fee, no commission split brokerage. I looked into Realty Hub and Premier Agent Network, anyone have any experiences, good or bad with these brokerages? Anyone have information about other similar brokerages that are investor friendly? Thanks!
I don't know how investor friendly they are but you can check out lokation Realty. They are 100% and I believe no monthly fees
Thanks Tyler! I really appreciate your input, I'll look into them.

This is one I’m considering…they’re active in the local RIA here in Orlando (CFRI.net):
I know Rob Arnold (broker) personally. He is very active in investing personally and most of his agents are too. He is on the board at CFRI too. He does a lot of flat fee listings and has a great reputation.

No monthly fees, just a flat rate per year, per transaction. Yes, I should've been specific.
