A little off my radar @Jose Guevarra. I'm in San Diego and would consider looking at any commercial property there or in Orange and Riverside Counties. But I truly love Santa Barbara. In fact if I wasn't so entrenched in SD I'd be living in SB.

Ha! I was actually a Silvercrest dealer for over 20 years. I just retired my manufactured home dealers license at the end of 2015 @Max B. They don't do Mods any longer that I'm aware of. They only do HUD's or Park Models. Neither of which will work for me. We only want to do foundation installed ADU's due to the ease of getting through the zoning and regulatory red tape, appraisals, etc., But thanks for the info. I'll certainly F/U. It would only take me a short while to reinstate my license.

I'd caution and factor in the 45 day moratorium before getting too excited and do keep in mind that we have a republican president about to take the helm and there is still a Federal Mandate do contend with. Additionally, Cali could keep extending the Moratorium should they desire. It ain't over till it's over.

I'm looking for information regarding existing companies that specialize in Accessory Dwelling Units in the Southern California area. I am a general and manufactured home contractor, real estate broker and developer looking for existing lines of products to market in the San Diego, Riverside and Orange County areas.
If a manufacturer we would be seeking an exclusive licensing arrangement as we have a marketing, advertising and sales plan that we will be implementing in 2017. We are not new to this industry and have designed and built many of these structures over the years and currently own several.

The very first thing you need to do is speak with the MHC owner/manager and/or get a copy of the rules, regs and lease/rent agreement. Many if not most MHC's have rules that prohibit sub leasing. Don't just a deal or make a commitment without doing your due diligence in any event.

Freeways, railroad tracks, busy streets, under flight paths don't always bode well for any real estate investments. That stated I would start with some due diligence on vacancy and turnover history and what the current rents are and where you think you can go with them without upsetting the apple cart.
