You have a cute little cottage! 

When comes to the order of the photos just remember that the first five draw people to look further or move on to the next listing. We have to work with the short attention span of people.

You might want to add some more details in the description. Mention what is in the area that guests might enjoy, or anything that would add more appeal to the property. Your description is a large part of the marketing of your STR.

I'm repeating hearing that bookings are "last minute" this year. No more then 6-8 weeks out, so good chance you'll have more late summer bookings. But make sure you have chosen you niche, and the property is tailored to that group of people you're marketing too. I would be cautious to lower the nightly rate because bookings aren't coming it. That can be a quick way to price yourself right out of business! You want to be competitive to other properties that have similar amenities as you and not the lowest guy on the block. Instead see what you can do to give your property an edge...extra interior design or an amenity that other STR in your area don't offer. Also reevaluate your cancellation policy or if you have a minimum nightly stay, making a few tweaks to those can help as well.

Panhandle of Florida especially the 30A area would fit that description. So would some areas out west around the national parks.

There are SO many opportunities with this strategy if you're willing to think outside the norm! It's not one that we have done since we prefer the co-hosting method, but lots of people that have educated themselves have been able to purchase a lot of real estate by utilizing the rental arbitrage method. You could try and find a property just outside of city limits. But be prepared in case the regulations spread outside the city.
