I know each state has different laws so you might want to check with whoever you are considering getting a loan through. But in some areas, it doesn't matter if you change jobs so long as it's the same industry and you're not starting something totally new.

Some tiny home companies offer financing so that might be an option, or creative financing might be of help too.

Yes, I have several social media accounts that would be of help for someone learning about STR. It shouldn't be too hard to find the right account, just be careful you don't pull up an "imposter" account. Unfortunately, there are way too many of those claiming to be someone well known. If you have any trouble just let me know!

Unsure why you think buying a home is better than construction. Aside from getting a great deal on a fixer and executing a nice flip, I find new construction provides better margins. Economics are all the same no matter which route you go, just a matter of doing the research.

I didn't say if it was better or not, just that if your budget limited you picked a beautiful and "my heaven on earth" place, but also a really expensive area.

Just be prepared if there is a problem with a guest and the OTA knows you took communication off their platform, you run a strong possibility of the OTA taking the guests side since they can't prove the authenticity of the communication.

I would advise in picking a location and learning about that market. Look at the regulations and possible permit requirements, if it's not conducive to you then move on to another location. After you find a location that would work for arbitrage, you need to take a deep dive into the market and understand it inside and out. Then go find some landlords, and that could take many phone calls, so be ready to keep at it.
