Any listing in city of LA requires a permit number submitted to Airbnb to set your minimum stay less than 30 stays. Other cities in LA county have their own rules, some like Santa Monica are the same.
I figured they found a way to "automate" it by now.

The idea others came up with to market the STR to gun or hunter enthusiasts, is your best option as a STR. And good chance you'll make a pretty good go of it, so long as you tailor and market the property to that specific group of people. All other options especially nurses on weird sleeping schedules due to their shifts, is going to be a nightmare with all the noise complaints!

That said, IMO every guest would complain, give you low ratings, etc.  It seems that this is literally a ticking time bomb with a known nuisance.   Have you considered LTR or maybe MTR (with explanations to the tenants)?

Boostly is good but they have been struggling to get people's sites up and going. Are you using a PMS that would have a direct site available? If you have a PM managing the property this should be something they're doing, not you as the owner.

You need to check into Rob Abasolo new STR creative camp. I think it would be a very good fit for you!

Also, Vacasa is a terrible place to take STR advice from! They are quickly heading downhill and could be potentially closing up shop in the decade if they don't their act together. It would be a dream for Vacasa to hit numbers like that on a property, so yes, they would say it's not realistic.

Most of the PM listed on Biggerpockets are for LTR since the site promotes self-managing STR. There was a guy managing STR in Charlevoix, MI, but I'm not sure if he's taking clients. If you're interested let me know, and I'll try to reach out in our mastermind group and see if he's still taking clients.

Wow so so much potential!! I would highly recommend hiring a designer for that one, even if it's just a virtual option. If your potential numbers already look good, you most certainly won't regret the money spent on a designer!
