I know certain parts of the mountains in NC are really good as well! Also New River Gorge might be an area to check out.

You could get a locking cabinet from Ikea and place in the closet or hire someone to divide a closet for you. But like you mentioned, don't forget guests need room for their items too. It might not hurt to hang some sturdy hooks on the wall for guests to use as well. Honestly, a STR can never have enough hooks!

Like others have mentioned, if you kept communication in the Airbnb app, they can see everything and don't allow blackmail. If you haven't kept communication in the app, it may be harder to get Airbnb to side with you. To be honest if there's not enough complaints to warrant a refund and your listing is a few years old with plenty of 5-star reviews, I wouldn't worry about it at all. If she wants to leave a bad review, unfortunately you can't stop her.

If you're not using them already, you might also want to check into Proper Insurance for your property. They also cover accidents that happen away from the vacation home and might cover a guest getting hurt or killed on a boat. But you would still need coverage for the boat as well.

You have a great idea...so long as you have enough funds (18k+) to start up a property. Arbitrage is not a "no funds needed" like many think! Co-hosting is definitely a no funds needed strategy, but you would need to be able to convert people to clients. But the caveat is the Bay area has all but banned STR (Airbnb). So, you'll want to check into that before proceeding further.

We co-host and the best advice I can give someone starting....get in the right groups/rooms with others that have been successful at it! You don't need to waste a few years working for someone else, but it will help if you learn from those that have done it before you. 

There's a number of people that teach/coach how to start and run a STR company...

Same boat here...same boat here! It's been interesting, because lately a number of people have had this exact problem and we've been discussing it on this forum and personally with others we know. 

The answer is personal....are you okay with losing 35-40k to deploy the funds elsewhere, or do you want to wait and just use the property as a LTR. It's pretty much what you're comfortable with! For us the HOA is coming down on LTR as well, but thankfully we're at least grandfathered in for that. So, I believe we'll just hang on to the property for a couple years, LTR and then sell.
