There so many answers here I'll just drop this thought you can think about.....It all depends on how hard you want to gamble when that large insurance claim finally does happen.
Lastly, you want Waivo for small damage claims not your homeowner's insurance. And that can easily be a pass-through charge to the guest.

You need to read over the PM contract that the current owner is under before making any decisions. There could be ramifications if you cancel any of the March bookings. I would actually be surprised if they don't have certain limitations on last minute cancellations.

We charge 25% with no other additional fees. You do have to watch out for the "we charge ---, but there is also this fee and that fee". Many of the lower percentage companies and even some that charge the same as us, add on extra fees.

do you have a tech fee or setup fee at all or just straight 25%?
Post: How to control the utility bill for mid-term guests

Quote from @Leon Lee:
We've seen that when guests stay for more than three months, the wear and tear on the house starts to resemble that of a long-term stay. That advantage of less wear and tear we usually see with short-term rentals? It kind of disappears. While we do appreciate the steady income from mid-term guests (which is a real plus in these economic times), we're trying to strike a sweet spot between our short-term and mid-term rental approaches.
What are your thoughts?
Also, I've never heard of problems with setting the thermostat at a reasonable temperature. Hundreds of STR hosts use them and love that you can change the temperature anywhere.

Great points for people to consider when they make the decision on whether self-managing or hiring a manger is right for them. Not everyone has the extra time, or the personality to host a STR.

I liked what Avery Carl said on Instagram a couple months ago. Don't bother asking why someone is selling their property, all realtors answer the same...."their client wants to move on to other opportunities". They are NOT going to tell you if there's something wrong. Just do your research and make the best educated decision.
