Airdna has very very individualized data, so I'm not sure who thought it wasn't. Seems like so many people have many ideas about that software these days, which can be hard for new people like yourself!
If you need help running numbers on a property, feel free to reach out. It sure can be hard with all the conflicting ideas! We enjoy helping people with potential revenue projections and making sure they feel comfortable with what they could be purchasing!

Airdna is the MOST accurate data software in the STR industry. But you must know how to use it just like any other tool. Unfortunately, I don't come across many people that do know how very well, except for those that are in masterminds/courses and had live webinar trainings from Airdna themselves. Also, please remember that each host has their own way of managing a STR and that affects the numbers a lot. Many people including our friends still host like it's 2018 and that does not work anymore, so of course they aren't pulling in as much revenue as they could. And when it comes to beach markets; 95.9% of the decor in beach properties is beyond disgusting, I don't understand why beach hosts can't figure out it long past time to update with new items! It's no wonder the property is passed up for one that has modern decor! Those properties would be the top producers of the market and you should be able to see those on Airdna.
Lastly, I'm right with Avery Carl over "saturation", is it really saturated or can the market handle the amount of STR due to the number of yearly visitors. People label many different areas as saturated and then that area is officially labeled regardless of the data. Maybe, after all, it's not really saturated and Airdna is reflecting that?

If they don't need an "official" floor plan, there is a free app where you walk around the room with your mobile device pointed at where the floor and wall meets. It will map out the rooms and give you dimensions including square footage. This is the same app that my photographer uses for my listings.

We are members of Anderson Advisors and they know everything you listed inside and out, upside down, and right side up! :) We love that all we had to pay is a start-up fee, then a monthly membership fee to have access to CPA and attorneys at any time. Not to mention all the other added benefits that are included. It might be something to check into since you're going in a similar real estate route as us!

I wonder if it would be good to talk with some other STR operators in the Atlanta area and get their opinion about your situation. They would know the market and about what your property could do. Lastly don't base the "party situation" off the old PM. There are many different systems, process, and pricing strategies to keep those type of people from staying at your property, or even having a party to begin with. I'm suspicious it was a PM problem and not so much a sq footage problem.

We haven't started a cleaning company, but I imagine it can be done just like anything else! I can't think of any podcasts that specifically talk about starting a cleaning business, just a PM company. But hopefully you can connect with someone here. If I think of anything I'll be sure to send you the info!
