I would also be taking an honest look at my property to see if it needs an upgrade in design, and if the STR even stands out enough in the first place.

We utilize the 0% CC as well! This is a great way to furnish a property or make some repairs! But you also need to have a plan to pay the CC or roll the debt unto another CC before the 0% is up.

I know Michael and Elizabeth Chang started in NYC (which has since banned STR) but other than that I don't know of any others. I would suggest getting in the right rooms/groups to learn more about arbitrage and how to be successful. Unfortunately, there's not many on this forum that you'll be able to tap into. If you start hanging out with STR hosts, you'll find there's more doing rental arbitrage along with owning or co-hosting then most people realize.

It wouldn't hurt to use Pricelabs for a bit and make sure you're not leaving money on the table. The cost isn't much for one unit and at 92% occupancy, I have a strong feeling you could be priced a bit higher.

I've heard more than once if you underwrite an RV at a 1 bed/1 bath it's pretty accurate... that's in the popular markets people enjoy staying in RVs. Of course, we would be using Airdna to help pull some numbers of the area.

Right now, Stayfi has been beyond a pain!! There's a number of people in our STR mastermind that have been working with the Stayfi CEO and COO, to try and resolve the connectivity issues that have been a major problem. Right now, we don't have plans to use them until we hear more positive feedback. If you want to gather emails and do some email marketing, there's a new company that many hosts have been pretty happy with....Go STR Marketing
