Right now, Stayfi has been beyond a pain!! There's a number of people in our STR mastermind that have been working with the Stayfi CEO and COO, to try and resolve the connectivity issues that have been a major problem. Right now, we don't have plans to use them until we hear more positive feedback. If you want to gather emails and do some email marketing, there's a new company that many hosts have been pretty happy with....Go STR Marketing

Try to get on as many booking sites as possible. Yes, it's great to master the OTA your property is on, but if your listing is pulled for one reason or another, nobody is getting eyes on the property.

My first initial thought is you need to join a group of people that do business similar to you! Not only can they help you build goals, but also run a STR business that you are getting paid what you're worth! From my understanding I think your past a "hang out" group for hosts but could use more of a mastermind approach. Of course, if you really want to get out of STR there are other options and industry groups you can plug into. Really the sky is the limit!

Zev Forrest with Xenia Stays is in that area and would be a good contact to connect with!

For a small STR start up and easy to learn, check into Hospitable. I can't tell you how many hosts that have used multiple PMS said they are the easiest and switched back to Hospitable due to ease of use and low cost!

There is a number for people that have done this strategy. It's best if you connect with those who have done it and are willing to mentor/teach how to be successful in rental arbitrage.
Here are few people I know of, most of them have great content on social platforms so you can see if this strategy would be right for you....Michael and Elizabeth Chang, Jake Mercer is right on this forum, or Preston Seo which I don't know much about, but I've heard good things about him.
Hope that helps you get started!

A clear and open conversation with a "back-up" cleaner would help keep everyone comfortable with where they are on your team. Especially if you already have a primary, the secondary cleaner should be understanding of vacation and sick time that they would be on call for.
Yes, I'm convinced that's the best option. I didn't want to hurt anyone's feelings or undervalue their work. I think every cleaner (primary or backup) is important in order to keep the property running smoothly.
Yes and yes! You're on the right track and will be a great host for cleaners to work with!

Quote from @Michael Baum:
@Sarah Kensinger, I didn't say it was worthless and to be avoided. I said it was a crapshoot.
It is accurate in some cases and wildly inaccurate in others. Thus a crapshoot.
It is a tool and has it's uses, but it should be combined with other methods of calculating.

The more eyes you get on the property the better! With that said some areas have a strong VRBO presence or just Airbnb, and some areas have a strong presence on both platforms. Even if a platform is harder to use it's worth diversifying! Especially if you run into issues with Airbnb and they snooze the listing because of a major issue with a guest.

Make sure whoever you connect with, can help you check out the STR regulations. I know there's some in the Fort Lauderdale area.
