It's very hard to find COC 15%+ unless you do creative financing, but like already mentioned it's still around if you look hard enough and have patience. I have underwritten so many properties in the last year, and very few had a decent COC return. That's when the investor needs to decide if appreciation is better than cashflow. Some just want to break even and get that appreciation, while others want cashflow. Size of the home doesn't necessarily mean better cashflow, like some assume. You would think that is the case, but more often than not a small property in the right area can be a power horse! If you do happen to find a larger more expensive property there are systems, process, and pricing strategies so you don't need to worry about people coming in and damaging the property.

For STR to be profitable marketing is the game, not lower prices, so make sure your PM has some great guest marketing if you decide to go the STR route.

@Pacifique L. Mahoro This might be beneficial to you as well, although if distance is a priority these areas are far from OKC. BTW I'm an OKC/Stillwater born and bred girl; my family is still there so I'm down there at least once a year!

But for the numbers you're interested in, a wonder if Hocking Hills Ohio area or western NC would be a good spot for you to look into. Properties can be around the $500-$800+ range but would bring good returns.

Yes, I love working with them! We haven't purchased an entire home's worth of furnishings yet, but the orders I have made through them were great! There is no charge whatsoever to use Minoan, you just need to set up an account with them. I use the Minoan extension on my web browser, which drops items into my Minoan cart from the many supporting websites they've partnered with. I then submit the order and within a couple business hours they give me a quote back, if I approve the quote everything from multiple websites is ordered and shipped where I need the items to go.

Minoan offers this for all the furnishings you can purchase for a STR through them. You can outfit the whole property and then earn a little bit if a guest decides to purchase the same item. It's pretty easy set-up and then the guest can scan a QR code that is in the home, with a shopping list/links of all the items.

Is Dallas the location you're looking for a PM in? I'm not totally sure but I know of a couple in TX. Although I would need to see if they're in the Dallas area, or just further south.

Yes, yes, on the playbook! I believe every VA should have one. Your goals would be a guide for if the VA should continue working with your STR. For example...do you want to grow with more STR properties, do you have other businesses that take more of your time, etc. Depending on your answer, would show if a VA would be a good idea.
