Arbitrage is still very much alive and if the proper research is done, still very profitable as well. Honestly, you can get the numbers to work a little better with arbitrage over purchasing a property, but if interest rates keep coming down that'll change.

Michael and Elizabeth Chang would be a great resource for you to check into, and recently I learned about Preston Seo but I don't know very much about him. He has a podcast that might be worth checking out as well. Fakaradin Floyd and Jake Mercer are both on Biggerpockets and would be great to connect with. Jake has done arbitrage for several years and has posted a lot of informative posts lately. Fakaradin just started the strategy this year and has done well in his area. I would suggest connecting with those that have been successful and learn as much as you can, then decide if arbitrage is for you.

You'll need to check with Airbnb policies, but I believe a camera in any another place besides the front door/driveway, is a sure way to get kicked off the platform.

I have to chuckle when I read these posts, I always wonder if I know of the person call landlords through Zillow. This is not necessarily an arbitrage call but could also be a company seeing if you're interested in upping your returns on the property, by purchasing furniture and having a STR that they would manage for you. So even though everyone thought of arbitrage right away, there are other options that companies could be calling you about. I would get clear info on what the expectations are and then make the best decision for you and your goals!

Wow taking dollars out of the US.  ?????

I too wondered why it's outside the US. It would seem like investors would want the conference here...more "local".

not everyone can get a passport either :)   now that this has grown I think Vegas would be an appropriate venue
Haha...it probably would be a great place to network. Some of the higher ups must be wanting a "business" trip to Cancun that can be written off. :D

@Sarah Kensinger, I would love that!  Truly appreciate it!  I look forward to learning from any resources you have available and/or people to study on social media.  Thank you!

Sure! I wasn't sure if you were interested so that's why I asked. :) These accounts offer valuable content that you can learn so so much on! Most of them have podcasts as well, that offer a deeper dive into STR topics. I do believe all of them have a course, but I think you'll learn what you need just by taking in the free content they put out.

Our personal properties, yes! It's great for marketing and doesn't need to take that much time or expense. Plus, it gives the guest a holiday experience they wouldn't receive in a hotel.

Do NOT use Evolve or Vacasa! If you would like some resources as you begin this journey of self-management, I can leave a list here of people you can learn from through their valuable social media platforms.

This strategy is so popular in the Bay area! Just recently, someone was complaining because they could only get arbitrage leads and not PM leads. Are you interested in doing it yourself or trying to find an arbitrager for your property?
