I believe most people in your situation use DocuSign, but I'm thinking HoneyBook may be a bit more automated. It is more of a CRM so I'm not sure if that would be a good fit for you.

Only use occupancy with STR not vacancy, so that might help as you run numbers. Also, in the off months I would flip the property to a 28-30 day stay...MTR...to cover the expenses. If you can work with insurance displacement companies, it could even be a profitable monthly stay for you!

I feel like what you're looking for may be hard to find in FL. But if you connect with some wholesalers or those rounding up Subto deals you might find some good leads.

Everyone pretty much knows about Turno, I haven't heard of any other platform that is nationwide.
