We are also part of a large STR mastermind, and I couldn't begin to count how many do one or more rental arbitrage units and done well. If you use the strategy correctly, it's definitely a great way to earn cash that can be put towards purchase your own properties.

That's the point, people didn't leave in huge numbers, and actually more clients joined so they hired a bunch more employees. They're definitely proving what type of a company they are, for those that care to unbiasedly learn. I've never heard of them using a paid shill but maybe they have. Everything was outlined to us in black and white before we signed up and paid the membership, and they have come through to a T.

Should I continue on?

If you can't already string the bits together, I have paid ALOT of money to Anderson Advisors and they have fulfilled everything I requested done. Yet I have not received ONE penny from Anderson Advisors!!

I have seen many assumptions made by others on this platform, but this one takes the cake to the fullest! And if you're trying to be this way to keep your metrics up, you can read through some of my other posts to see my option on how low down that is. This assumption was completely uncalled for, and I feel for those that have a need to run down companies and successful people. The number one contributors on these forums never cease to amaze me and I really wish Biggerpockets would get rid of the top five rankings!

If your considering Miami, Fl for a STR, that's a tough place to have one due to restrictions. @Carson McGee Is the person to chat with about STR in Hawaii! From what he shared with me; I'd be parking a good bit of that money into a property there.

Yeah, like really?? Thank goodness hardly anyone does that because it would have knocked us out of the STR industry completely! We have 36 STR stays under our belts and in some cases left the properties in better shape than we found them since I'm a clean nut. And we still have several years to hit your age that you would like to have as the limit.
Of course if I could rely on all young guests being as good as you :-), I would amend my opinion. But it's based on my experience, not just some random bias.
Try tailoring your property to a certain guest avatar that fits you and the property, that helps ALOT. Then make sure your prices are a notch above what a troublemaker would pay. Might help the situation out. 

No, I never had a single problem. Partially because of the age limit, but also, no last minute bookings, no short stays, etc.....

Oh sorry, since you said you know from experience and not a random bias, I thought you had.

That makes me so happy, glad it worked out! I would also be rather concerned about your New Years booking, especially if you still haven't received an ID. You could send a polite, professional reminder...ChatGPT is great for wording...just to see if maybe they forgot to send the photo to you. I would get Minut in the property before a booking with 12 adults.....Might be something to consider getting.
