This is a great idea that would save STR investors time! I especially like the feature of an OTA link attached to the listing. Anytime I help a potential client analyze a property for sale in a vacation market, I ALWAYS track the listing down on the OTA to see what guests are saying about the property.
Thanks for sharing so we can all know what is available and can tell others who may be interested! From the comments it seems like the site will be helpful for those of us that manage or invest in multiple STR. :)

There are many different ways to help your page rankings on the OTA, although most people have more success on Airbnb. First off you need to be the person to fill out your listing info, not the OTA! You can't put a property on the sites and then forget it, unfortunately the old style that many still follow does not work anymore. The OTA likes to know there's an actual person behind the listing, so little tweaks made weekly help with that. Also just like with google, the more clicks your listing receives it gets bumped up to where more eyes see it. To help catch people's eye you want a captivating title, and the first 5 photos should draw the viewer in to click and see more.
That's just the tip of the iceberg, but a few starters. It's not a mystery but definitely a marketing game you'll need to learn if the 1st or 2nd page for your STR listing is the goal.

To get a good idea of what a property would do, it would need to be compared to other STR properties in the area and then underwritten properly. We offer property analysis on STR, but then you would need to take those numbers and see if it would pencil out with your expenses. If you would like some help DM me and I can run some numbers for you.

Ask them to provide a referral to 3 title companies they have closed deals with.
If they cannot that will tell you something

Airdna ratings could be high because there's demand in Las Vegas, but not many STR due to the regulations. Sometimes you have to watch the projections on any STR data pulling software, due to that reason alone.

Proper would be a good choice that is the most comprehensive, but of course due to that they're expensive. You would need to see if they cover the Ocala area as well, since some parts of FL they don't insurance.

I would wonder about the company willing to skirt around the permitting process. What else would they be skirting around with their clients/homeowners?
