Something seems a little off if the property is really in St. George. Also 30% management fee is too high! If a PM quoted that, I would do some checking around to see if you have other options. Lastly double check on the HOA regulations for a STR. I'm guessing you probably did, but this area strikes me as a possible place that HOA would keep STR out of the neighborhood.

If it's that stressful, the property should have been sold ASAP and another one purchased so you could avoid tax penalties. Whatever strategy you choose, real estate is a good place to park a large chunk of cash.

I figured the same, but they never mentioned anything about permits, registration, etc.

Try to connect with people in the area....realtors, wholesalers, other STR hosts, Facebook groups, etc. But expect the property to need some work and to possibly find creative ways to finance.

I personally have a RE investing background and buy only distressed properties and employ a BRRR strategy. However, I currently only buy in my own market and have all the key pieces in place (mainly construction trades and the right financing) to make this all possible. Doing a BRRR in an out of state market is very difficult, but not impossible. For that reason most of clients do buy retail off of MLS.

I've heard from so many people that have used multiple PMS over the years, that Hospitable is the easiest for a new person. It can be overwhelming trying to sort through all the options, so maybe that'll help you narrow it down.

Airdna does the same by pulling numbers straight off of Airbnb and VRBO. That's why it's so expensive, you're purchasing the rights to the data.
@Sarah Kensinger that's correct. The difference is that Key Data Dashboard pulls the rates for bookings, not just the rates for listings - so it is a more accurate snapshot of how the market is actually performing. It's not as well known and it is a highly sophisticated subscription based tool for property managers and others in the STR industry. (also quite expensive, but worth it).

Yes, it's for bookings as well, that's why people get mixed up on the inclusion of cleaning fees. Sorry I wasn't clear on that.....

Many many people have done an arbitrage business and purchased property! Unfortunately, Nashville is hard with the regulations, so you'll want to really check into that. We finally have a successful arbitrager on this form regularly.... Jake Mercer would be a good person to make contact with. Or there's also Michael and Elizabeth Chang that teach all the nuts and bolts of a STR arbitrage business. Best of luck!

Try to reach out to other STR hosts in the Blue Ridge are and see what they have to say. I know a number of hosts there and no one has mentioned a lodging certificate. Although, that doesn't mean it just hasn't come up in conversations before.
