Hey @Christopher Feggestad welcome to the forums.  Check out the BP meet ups in both Chicago area and Milwaukee as another way to meet like-minded investors. There was just a Midwest Real Estate Investor Networking Summit in May that will be an annual event that you won't want to miss.

Ask for what you need and I'm sure you'll find it here.

@Dennis Vo, thanks for the good advice.  I am learning a considerable amount and am glad I didn't start with a new construction project.  Partnering up with an experienced and reliable pro is absolutely the way to go in any newbie venture.

Hello Jorge, Urban Urgency started in January 2018.  It was founded from our own re investing needs for scaling and recognizing that others could benefit from these services.  We bring an established network of contractors, project managers and many other service partners in the greater Madison, WI area.

I've attached some before/after pics of our latest project.  This was a medium sized rehab with both interior/exterior work.

Many other updates as well since every room was touched.  I'm happy to share more information if you'd like to DM me.

Attention Southern Wisconsin investors! Do more deals with Urban Urgency professional services as part of your team. We offer project management assistance for any minor or major rehab project. Let us handle the contractors, scheduling, tracking, budgeting, and many other aspects of managing changes and updates to your next property. Outsourcing to Urban Urgency allows you to focus on getting more deals, not the time suck and headaches of managing the rehab process on deals you’ve already done.

Congratulations to @Meghan McCallum, @Brie Schmidt, @John Casmon, @Charlie Shields, and @Ben Walhood for your first and wildly successful summit!

Takeaways:

Think bigger!  Even when you're starting out and begin with a small, manageable investment, think bigger and plan for your success.  If you're tentative or think you can do it yourself, you'll struggle way more than you have to because there are a ton of resources just waiting to help you if you just reach out and connect.

And, your partnering and outsourcing strategy may just be the difference in real estate investing being your hobby vs. an amazing income stream you get while having the time of your life.  Do what you do best, outsource the rest!

@Jared Baker there's lots of good advice here and this market will definitely challenge you to hone your finding deals and analysis skills. Have you thought about house hacking a SFH with roommates? You might be better able to find a fixer upper that will potentially cash flow now room by room and rent the whole house (or sell it) out later. Keep us posted on your search and progress! Happy hunting!

Are there advantages to cash out refi vs. HELOC? I am currently considering the refi. A couple reasons for this is one loan vs. two. And likely will sell my primary residence in a year or two max. Thoughts? When you all use HELOC, how much $ are you talking?

Thank you for the post @Jonathan Hulen.  I have been coming to the same conclusion and appreciate the insights on how to get started and especially to be patient in this market.  There are many of us newbies that just want to get into a deal.
