If I were in your situation I would start with house hacking. Buy a primary residence and live in it for a few years (with roommates if you are ok with that) then cash out the equity to put a down payment on the next house. There are loan programs out there for first time home buyers that you could look into. Also interest rates have recently gone down which means home prices will go up. So act now rather than waiting.

I would look into out of state investing. Try looking at places like AZ, TX, FL, TN, GA. You can hire a property management company to look after it for you. In lieu of a property management company you can find a local plumber, electrician, HVAC company etc. that you trust then when you have an issue with something at the property. You could even find someone (realtor, neighbor) local to help you out if something else is needed.

Hi Ronald, this is a tough one. I would find out what the ramifications are if you go ahead and do the work without permits. Based on what these contractors are saying it does not seem like it is an issue. I would try to talk to 2-3 more contractors to see what they say. Good luck!

Hi Phillip, welcome to BP! If you are looking for a more passive strategy I would try meetups. You would be able to get connected with folks that may be looking for hard money or a passive investor for lets say a flip. There may even be online meetups (it sounds like you may have limited time). Best of luck!
