Very exciting! I would try Arizona, Florida, Oklahoma. You should try to get on a Wholesalers list. Maybe also try to partner with someone to help reduce your risk.

For ARIZONA: A tenant may be evicted for not paying rent. If a landlord wishes to evict a tenant for not paying rent that the tenant owes, the landlord must give the tenant written notice specifying that the tenant has five days to pay the rent or eviction proceedings will begin (A.R.S. § 33-1368(B)).

We don't know if there will be a crash. You should get on a wholesalers email list to see available properties. You can get them a bit discounted. The best time to buy was "10 years ago (or in the past)." The next "best" time is now.

Your interest rate is most likely locked in so it can not go up. Is your primary residence financed through your credit union? I would maybe look at all options for financing (credit union, mortgage broker and a bank). You can go to the Arizona Corporation Commission and create your own LLC. Post on Zillow to rent it. I post all my rentals on there. Be prepared to get a ton of inquiries. I use Truth Finder for a background check. When you post your rental on Zillow you can add the option for applicants to submit a background and credit check when they apply. But I would definitely do an additional background check on a 3rd party site (Truth Finder). Drive by the property every few months or so. As a landlord you have the right to enter the property with 48 hours notice. Good luck!

Just go to the Arizona Corporation Commission website and you can do it there yourself.
