Hi Mark, you can open up another personal account and just use that. You don't have to use a different bank, you can use your current bank. It would probably be easier to use your current bank initially.

They just don't understand the market and have put so much money into it. All you can do is explain what is going on in the market. After you sign the listing you should show them info on your pricing strategy, "if you have zero showings or offers in 10 days then the market is telling us we are overpriced by 5-6%, a few showings and no offers you are overpriced by 4% and so on..."

That is such a great idea! Whatever you do just make sure to get it approved by the city. I have a client that did not. His neighbors are the ones who told on him and now he is out thousands of dollars because the city will not approve his project.

Hi Antonio, everyone here has given great advice. Keep in mind that the market, in AZ, is shifting and you will be able to offer under what the property is listed for. We are advising sellers to take any reasonable offer that they receive. If they don’t take it then their property could potentially sit on the market for months and months. The best time to sell was back in January and we are not in the same market anymore. Let me know if you have any more questions 😃

Hi Brian, I live in Mesa and I am on the Carol Royse Team. We are the number one team in AZ. I have a client that has a STR in Tempe and it does very well due in part to the huge Sports Complex in Mesa. Mesa has a few Spring Training complexes and is not far from Scottsdale and Tempe. The market is getting saturated so you need yours to stand out from others. 4+ bedrooms do better than a 3 bedroom. Let me know if I can help. Thank you. -Susan
