I'm sure once this PITA is gone the next tenant will be happy to choose a different soap.  What a luxury to have the landlord buy a brand new dishwasher after your critique of the old one.  It's likely there's no pleasing this tenant so yes, I'd say the letter is the way to go.

I wouldn't renew.  They're not worth the stress or extra work.  Find someone who will pay on time.

I texted "Santa" the link to these and I can't wait to find them under the tree Christmas morning.  I've been looking forward to their arrival for quite a while now.

Thanks for the continuous improvement, BP.  You rock!

I've read several times that it's a good idea to find an agent who is an investor as well so when my husband and I started seeking out a multi-family we did just that.  However, after spending some time working with a couple of new agents, we find ourselves wishing we were still working with the one who we purchased our last two homes with even though she's not an investor.

We liked how on top of things she was, that she always had our best interests in mind rather than simply being interested in getting a deal done, and that she never showed our cards to the other agents or sellers.  We find that we're always comparing the new agents to her and she always comes out ahead.

It makes me wonder, what are the benefits that you would get from working with an investor/agent?  I assume they could help you run numbers and speak to their experience but would you rather an agent who you're really comfortable with but can't relate to your investments or vice versa?  What do you think the most important traits are of a good agent whether they invest as well or not?

@Tony Velez, I have a guy out of West Hartford I've used for 5 inspections or so.  He is great and reasonable to work with, plus I love how thorough and detailed his reports are.  If you want his info, PM me.

That's pretty awesome that even after the $25k of unforeseen electrical updates that it's still a fantastic deal.  Enjoy!

Our SF is a B property in a town with great schools so we went on the high end with rent.  It's been super easy to manage thus far as it was our starter home and we renovated/upgraded a lot in the 5 years we lived there.  I'd say we're looking at class B's for the next one(s) as well.  My husband and I both work full time and we have a 15 month old son so we want to avoid the more management-intensive C/D properties.
