I would sell only if you have trouble finding a tenant.

is it overpriced comparing to your competition. Try adding value, like include washer and dryer or a stove. 

Do a follow up interview. Ask them why they are not interested.

Duplex up there run between 100k to 200k. I just recently did a search in that area. Rent goes as low as $525 for the 100k units and as high as $1325 for the higher end properties.

Yeah, it should help you. You get access to the MLS and search but you will also get commission when you buy and sell to help with the closing cost.

The market really hot everywhere right now in Dallas area. If you are investing from California, I would stay away from the fixer upper properties that needs a lot of work.
