 I currently have one rental property in Mckinney. I prefer buy and hold but I been learning a lot about hybrid investing. I am wanting to use that method to build equity in buy and hold.

 I can't say what's most helpful but I know it's important to calculate conservatively when you are looking at the numbers and almost everything in the book, "10x Rule".

Welcome to BP ammad, I dont have a lot rehab experience, but I learned a lot of the BP Podcast and reading books. I am a real estate agent as well. After winning the auction, I would inspect the property with a contractor and create a scope of work. Hope that helps. Feel free to message me if you have any questions.

Welcome to the BP. I been here since the start of the year and I learned so much already. The podcast not only teaches real estate aspect but a lot of business concept and system building. There is also a lot of book recommendation just from the podcast guest's favorite books.

Personally I would do a cash out refinance just to have that property still cash flowing. As time goes on, you get even more on appreciation and have someone paying down your debt and building your equity.
