Hi Marty! @Marty True The house is unoccupied. In looking up comparables, $700 is a fair market rent. Should you go the way of Section 8, a 3/1 would fetch higher.

Perfect addition to your rental portfolio! 3/1 in a quiet neighborhood, centrally located and with access to major highways and the I-95. Easily rent for $700, or go Section 8 for $750 per month after repair. Zillow has the home valued at $41K.

Ricky, is it $900 per unit per month or $450 each? Is the tenant paying electricity separately? How is the water bill calculated, is it one meter for both units? What does your tax bill look like? The nice feature to an FHA loan is the low down. However, you're committing to residing within the property for at least one year (check the fine print!). Keep in mind, too, for costs, the PMI that comes along with it. Best of luck, keep us posted on your progress. I'm a big fan of multi family!
